Welcombe House, Harpenden

Fairview New Homes pass final hurdle to secure planning for 37 homes on former Harpenden House Hotel site.

Following aquisition of the complex 1.13 hectare site in 2013, Enfield-based developer Fairview New Homes underwent an extensive process of design development, stakeholder engagement and consultation resulting in planning submission in September 2016.

The sympathetic final design proposals by designers Collado Collins and landscape architects Hyland Edgar Driver, include 37 dwelling units comprising of refurbishment and conversion of existing listed building and construction of six new buildings.

Acknowledging the heritage sensitivity and character of the setting, verified views that accurately communicated both materiality and visibility in relation to new and existing planting were crucial.

Through several cycles, a set of local viewpoints were delivered to communicate the design and compare the visual impact of existing, proposed and future situation.

Extensive new tree planting required visualisations that showed clearly the extent of growth at time of planting and at several points in the future, referencing likely growth rates for each species.

The planning application was submitted in March 2016 and received commitee approval in September 2016
